"OriVista", "We", "Us", "Our" refers to Azure International, operator of the OriVista brand and portfolio.
"You", "Guest", "Client" refers to the individual accessing our website or using our booking and concierge services.
"Booking" refers to a confirmed reservation of a villa or related service made through orivista.com or book.orivista.com.
"Villa" refers to any private accommodation property listed on our platform.
"Services" includes villa rentals, concierge services, experience bookings, trip-building assistance, and any other services offered by OriVista.
"OTA" refers to online travel agencies such as Airbnb, Booking.com, and Expedia.
All bookings are subject to availability and are only confirmed upon receipt of the required deposit or full payment as specified at checkout. Prices are quoted in Indonesian Rupiah (IDR) or US Dollars (USD) as displayed, and include applicable service fees. Government taxes may be added at checkout where required by Indonesian law.
We use PCI-DSS compliant payment providers for all transactions. We do not store your card details. By submitting a payment, you warrant that you are fully authorised to use the payment method provided and that sufficient funds are available.
Direct bookings made through orivista.com or book.orivista.com qualify for our Best Rate Guarantee, flexible check-in and check-out, complimentary beach club access, and OriCircle membership benefits. These benefits are not available through OTA channels.
Cancellation terms are displayed clearly at the time of booking and confirmed in your booking confirmation email. General cancellation guidelines are as follows:
Cancellations made 30 or more days before check-in: full refund of the total booking value
Cancellations made within 30 days of check-in: non-refundable
Certain villas, promotional rates, or long-stay bookings may be subject to different cancellation terms. These will be clearly stated before you confirm your booking. All cancellation requests must be submitted in writing to support@orivista.com.
OriVista strongly recommends that all guests purchase comprehensive travel insurance, including cancellation cover, prior to travel.
Standard check-in time is 2:00 PM Bali time (WITA, UTC+8) and standard check-out time is 11:00 AM. Early check-in and late check-out may be available subject to villa availability and may incur an additional charge. Please contact us in advance if you require flexible timings.
Guests are responsible for providing accurate flight and arrival details prior to check-in to allow our team to prepare the villa and arrange any requested services. Check-in procedures will be communicated in your pre-arrival communication.
By making a booking with OriVista, you agree to the following:
Provide accurate and complete personal information at the time of booking and upon check-in, including identity documents as required under Indonesian regulations
Comply with all villa house rules provided in your booking confirmation and upon arrival
Treat the villa, its furnishings, equipment, outdoor areas, and on-site staff with respect
Not exceed the maximum guest occupancy stated for each villa
Not use the property for events, parties, commercial photography, or any commercial activity without prior written consent from OriVista
Not smoke inside any villa unless a designated smoking area is specified
Report any damage, maintenance issues, or safety concerns to our team promptly via WhatsApp or email
Comply with all applicable Indonesian laws and local regulations during your stay
You are liable for the full cost of any damage caused to the property, furnishings, or equipment beyond normal wear and tear. A security deposit may be required for certain villas and will be communicated at the time of booking.
We will take all reasonable steps to ensure the villa is presented in the condition described on our website and in good working order at the time of check-in. In the unlikely event of a material discrepancy, maintenance failure, or property issue that significantly affects your stay, we will work diligently to resolve it promptly or, where a resolution is not possible, offer an alternative comparable villa or appropriate compensation at our discretion.
OriVista is not responsible for circumstances entirely beyond our reasonable control, including but not limited to natural disasters, extreme weather events, power or water infrastructure outages, government restrictions, or third-party supplier failures. We will communicate any such events as promptly as possible.
OriVista's concierge service is available exclusively to guests who book direct through orivista.com or book.orivista.com. Concierge services include airport transfers, private chef arrangements, beach club reservations, experience bookings, and general in-stay support. All concierge requests are subject to availability and third-party provider terms. OriVista acts as a facilitator for third-party services and is not responsible for the performance of those providers.
OriCircle is OriVista's complimentary guest benefits programme. Membership is automatically granted to guests who book direct. Benefits include priority access to partner beach clubs and restaurants, exclusive discounts, and first access to new villa listings. Partner benefits are subject to availability and the terms and conditions of each individual partner. OriVista reserves the right to update, add, or remove OriCircle partners and benefits at any time.
All content on orivista.com — including but not limited to villa descriptions, photography, videography, blog content, brand assets, logos, and website design — is the intellectual property of Azure International or its respective licensors. You may not reproduce, distribute, publish, modify, or commercially exploit any content without prior written permission from OriVista.
Our website may link to or integrate third-party platforms including our booking engine (Hostaway), experience providers, affiliate partners, and social media channels. OriVista is not responsible for the content, terms of service, or privacy practices of any third-party website or service. The presence of a link does not constitute an endorsement by OriVista.
To the maximum extent permitted by applicable law, Azure International shall not be liable for:
Indirect, incidental, special, or consequential losses arising from your use of our website or services
Loss of revenue, profits, data, or business opportunity
Personal injury or property damage unless directly caused by our proven negligence
Actions or omissions of third-party service providers including villa owners, transport providers, experience operators, and beach clubs
Nothing in these Terms limits or excludes our liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any liability that cannot be excluded or limited under applicable law.
These Terms & Conditions are governed by and construed in accordance with the laws of the Republic of Indonesia. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Bali, Indonesia, without prejudice to any mandatory consumer protection rights you may hold in your country of residence.

OriVista reserves the right to update these Terms & Conditions at any time. The effective date at the top of this document reflects the most recent revision. Continued use of our website or services following any update constitutes acceptance of the revised Terms.
